What's different abroad

International real estate doesn't work like buying at home. The structure, the professionals, and the risks are different.

In Mexico, foreigners cannot hold title to restricted-zone property directly — it requires a fideicomiso (bank trust) or a Mexican corporation, each with different cost and control implications. Most buyers don't understand this until they're in contract.

There is no MLS, no standardized contract, limited title insurance, and the closing process involves a notario (a government-appointed attorney) whose loyalty is to the transaction, not to you. Real estate agents are unlicensed.
