The west end of the lake

Chantepec sits just north of Jocotepec on the lake's western corridor — a part of Lakeside that's growing while staying quieter than Ajijic. The Jocotepec–Chapala bike path runs nearby, the malecón and its restaurants are minutes away, and Guadalajara's international airport is about an hour. The region is famous for one of the best climates in the world: warm days, cool nights, golden sunsets over the water.

The Casa Club is designed in a beach-resort style that's new to this corridor: a beach-entry pool, terraces, and a gathering point oriented toward panoramic lake views. It's the social center of the development, not an afterthought.

Title held by a S.A.P.I.

The development is owned outright by a Sociedad Anónima Promotora de Inversión (S.A.P.I.), a Mexican investment-promotion corporation. Your purchase agreement is signed directly with its legal representatives — not with an intermediary.

An established notary

Deeds are executed before Notaría Pública No. 115 of Guadalajara (Lic. Juan Diego Ramos Uriarte) under a condominium regime. In Mexico the notario is a state-appointed legal officer — closer to a closing attorney than a witness. You receive a registered public deed in your name.

Every payment documented

Each payment is receipted by Boreal del Lago S.A. de C.V. and/or the S.A.P.I., and at closing you receive an official CFDI tax invoice for the full amount.

Delivery dates in writing

Infrastructure is delivered in documented phases: Phase 1 (lots 1–26) in June 2027, Phase 2 (lots 28–50) in June 2028, Phase 3 (lots 51–62) in December 2028.

The process

Four documented steps. Much of it can be done remotely.

Step 01

See the land

Visit in person — the site is staffed Saturdays and Sundays, 12–4 PM — or take a live video tour in English. Choose your payment form: 4-year 0% financing or cash.

Step 02

Reserve for $10,000 MXN

Roughly USD $550 holds your lot. The reservation is refundable under the developer's commercial policies — ask for them in writing; we'll send them.

Step 03

Sign the purchase agreement

Within 15 calendar days you sign the Contrato de Compraventa with the S.A.P.I.'s legal representatives and make the initial payment. We walk you through every clause in English.

Step 04

Deed in your name

Once the lot is paid, your phase's infrastructure is complete, and the condominium regime is registered, the deed is executed before the notary — with a 30-day window to close.
