How it works

A qualifying investment in Mexico converts to direct permanent residency — no 4-year wait.

Mexico's immigration law provides for permanent residency through qualifying investment — specifically, acquisition of real estate above a value threshold, or investment in qualifying Mexican financial instruments. The thresholds are set by INM and adjusted periodically.

For buyers already planning to purchase property in Mexico, this can mean the purchase accomplishes two goals simultaneously: it's both the real estate acquisition and the residency qualification. The structure and documentation must be correct from the outset — retrofitting it after the fact is difficult.

We help investors understand whether their planned purchase qualifies, how to structure it correctly, and how to coordinate the immigration and real estate processes together.

The two qualifying paths

Real estate or financial investment.

Path 01 · Most common

Real estate acquisition

Purchase qualifying Mexican real estate at or above the INM threshold value. The property can be residential or commercial. The fideicomiso structure is compatible with this route.

  • Value threshold: ~40× MX City daily minimum wage (verify current figure)
  • Property can be residential, commercial, or land
  • Fideicomiso structure compatible
  • Must be held at the time of application — not pre-sale

Path 02 · Financial

Investment in Mexican instruments

Investment in qualifying Mexican financial instruments — typically held at a Mexican bank or licensed financial institution — at the equivalent threshold.

  • Investment in qualifying Mexican bank or financial instruments
  • Equivalent value threshold to real estate path
  • Requires Mexican bank account (needs residency card — chicken-and-egg issue to navigate)
  • Less commonly used than the real estate path

Important caveat

Residency by investment thresholds and qualifying conditions change. The figures above reflect our best understanding as of 2026 but should be verified with a licensed Mexican immigration attorney before making any investment decision based on residency qualification.
